The place we really live. This is where game nights and movie marathons happen. Let’s make it inviting! Below are my top 8 tips for staging your living room along with my favorite items to style the space. Whether you are staying or selling, I think you’ll find helpful tips here. Enjoy!

    1. Clean!

      Every room will start this way because a clean home is crucial to your sell. Dust, vacuum, mop and wash. Don’t forget cushion covers, blinds, and window coverings.

    2. Fluff the pillows and cushions.

      While it’s meant to be enjoyed, you don’t want your living space to look sloppy. Fluff the cushions and add filling if needed. If a piece is overly worn, consider removing or donating.

    3. Re-arrange.

      If possible, your sofa should sit perpendicular to the main focal point, which is generally a fireplace, window or TV. Then, arrange your chairs or other furniture opposite the main sofa. This will ensure the sight lines walking into the room guide the eyes towards the main event!

    4. Don’t make it personal.

      As you prep your home to list, remove anything that’s personally identifying. This includes family photos, personal albums and anything with private information. Pre-pack these items for your new home.

    5. Clear the clutter.

      Clutter has no place in loving on your home. Clear the physical and mental space by removing stacks of paper, children’s toys and old magazines. If walls are covered in frames or art, pair it down and simplify. Be sure to patch the remaining nail holes.

    6. Set the (coffee) table.

      Style the coffee table with a tray, books, candles and a plant to add life.

    7. Fix (or remove) what’s broken.

      It’s important to touch up paint and replace any lighting that’s either not functioning or is out of date. If any furnishings are broken, remove or donate. Built-ins? Make sure the hardware and doors are opening and closing properly.

    8. Style it.

      Add new, modern pillows and drape a blanket over the back of a chair or sofa for a layered, cozy feel. Style the mantle with a mirror or a neutral piece or art and a few accessories.
